General Description
Under the direction of the Facilities Director, the Lead Maintenance Worker coordinates, supervises, and participates in the daily operations of assigned maintenance personnel responsible for maintaining County facilities, vehicles, and equipment. This position plans, assigns, and monitors work activities to ensure maintenance, repair, and preventive maintenance tasks are completed safely, efficiently, and in accordance with established standards. The Lead Maintenance Worker provides on-the-job training, technical guidance, and operational support to maintenance staff; assists with diagnosing and resolving complex maintenance issues; and inspects completed work to ensure quality, accuracy, and compliance with County policies and procedures. The position is responsible for tracking labor hours, materials, equipment usage, and other maintenance-related resources for cost allocation, inventory control, and budgetary purposes. Additionally, the Lead Maintenance Worker assists with the procurement of authorized parts, materials, tools, and consumable supplies, maintains accurate maintenance records, and promotes a safe and productive work environment. The incumbent provides day-to-day leadership and coaching to maintenance personnel, addresses routine performance and attendance concerns, and refers more significant employee relations or disciplinary matters to the Facilities Director for appropriate action.
Duties & Responsibilities
The functions listed below are those that represent the majority of the time spent working in this position. Management may assign additional functions as necessary.
- Acts as the liaison between the Facilities Director and Maintenance Workers; makes independent decisions in the field to optimize work efficiency. Consistently updates Director on daily operations status and recurring issues that may require additional support. This includes informing Director when there are staff deficiencies in performance areas.
- Appropriately allocates work orders to maintenance workers; instructs Maintenance Workers on the technical aspects of the work and provides sufficient information for work to be accomplished efficiently and within specifications.
- Prepares and maintains accurate records and reports of activities such as work plans, best management practices, work orders, parts used, labor hours, and other related activities.
- Lead, organize, guide, and oversee the Maintenance Workers and their performance of the required work to maintain County facilities, snow and ice treatments, sweeping, vegetation management, fleet and equipment maintenance, and support County events. Ensures the availability of labor, equipment, and supplies necessary to complete each maintenance task. Conduct daily job site inspections, review Maintenance Workers’ progress, ensure proper use of equipment and machinery, and provide requested reporting. This includes regularly reviewing staff progress of assigned activities, providing guidance and direction as needed for successful implementation of projects, providing performance feedback to the Facilities Director, administering appropriate control mechanisms such as coaching and counseling, and keeping the Facilities Director updated on personnel matters.
- Provides and supports scheduling of 24-hour response to emergencies, snow and ice management, flooding, wind events, and other weather events and natural disasters.
- Assists with planning and preparation of training and orientation for assigned staff. Leads with training assigned employees in the proper maintenance and repair methods, techniques, and the set up and use of equipment.
- Oversees and plans the ongoing training of maintenance staff with material transporting, equipment maintenance, and other duties as directed.
- Performs light construction, landscaping, and facility maintenance work in accordance with sound safety practices. Conducts routine visual inspections and deficiency reporting of County infrastructure.
- Monitors the condition of equipment and tools; makes recommendations for replacement, repairs, or disposal; provides routine equipment maintenance and minor field repairs such as lubrication, fluid level checking, and replacing belts and other components as required; ensures timely equipment and vehicle maintenance and repairs and maintain all equipment in a clean and safe working condition. May include procuring necessary equipment and fleet parts in order to make repairs.
Additional Requirements
Good knowledge of building mechanical systems including computerized HVAC and security systems; extensive knowledge of and skill in the methods and practices of carpentry, plumbing, lawn and grounds care, electrical work, painting, and other trade areas; ability to work with minimal supervision; ability to perform work in a safe and orderly fashion; ability to do manual labor; ability to establish and maintain working relationship with County staff, subordinates, supervisors, and the public; regular and timely attendance; and performance of duties in a safe manner. Must pass testing for substance abuse and criminal background investigation. Must maintain a positive work environment by acting and communicating in a manner that promotes harmonious relations with customers, co-workers, and supervisors. Direct deposit of pay required.
